EDIT TO ADD: All, I’m frustrated with myself. I work in title and it is literally my job to find these issues. This isn’t a post venting about my realtor, the seller’s realtor, or even the seller. The “out over a grand” is in reference to the appraisal and inspection fees, which we are probably technically entitled to have comped, but we aren’t going to sue someone for something they had no idea about.
I was just venting. Not blaming anyone but myself. I appreciate the kind words and the advice given by people who have dealt with this situation before.
